Thank you! We have both commented on how professional your approach to selling our property was and just how easy you made this whole process or us. We were not optomistic that it would be sold at all when we put it on the market, but we decided to put it for sale and see what happened, obviously we are delighted with the result.

Cindy and I want to let you know how impressed and pleased we are with the service and dedication you provided for our property sale and purchase. You helped steer us through some challenging events and personalities! Thanks so much for all your help.
Wow! If you want to sell your farm quickly talk to Jo Zarnoch or Julie Breedlove at Breedlove Farms Estates & Land. I was so impressed with Jo's professionalism, negotiating skills and the speed with which she sold our farm.
Working with Julie was a complete pleasure. She sold my 20 acre horse farm in a matter of weeks. She is knowledgeable about all aspects of the farm and the home and has a real understanding of what it takes to get a property ready to be sold. She is an excellent communicator and very thorough in covering all of the many details involved in a complex real estate transaction. She went out of her way to work closely with both the buyer and the seller and to make sure everyone was clear on every detail. Julie was willing to ``go the extra mile`` and she did. She is fully authentic and does what she says she will do - once you work with Julie you will realize what a Realtor is supposed to do for their clients!
"Jo is the best Realtor we've ever used. We bought our 4.5 acres here in Salisbury, NC through her. She made the move from Texas a delight and the closing incredibly easy. Jo is a Realtor's Realtor and is the best"
Julie Breedlove was the real estate agent for the recent sale of our property. She was a delight to work with. Because our farm included a barn, two secondary houses, and considerable acreage, her knowledge of the market was extremely helpful. We had several horses, and her familiarity with all the various equine associations and developments were great assets. She did a wonderful job promoting our property through traditional and online sources. She was extremely responsive and was always only a phone call away. Color our house and property sold!
Jan and I want to thank you very much for making our purchase of our hose farm in North Carolina an enjoyable process. The task you know was to find and purchase a house property in North Carolina so we could more in from our current residence in California before the end of the year. This you enabled us to accomplish with 2 months to spare. While we spoke with several agents before actually coming out to see ranches in North Carolina we quickly came to realize that you alone among the other agents really understood houses, ranches and exactly what we were looking for. It was never about your agenda – what you had listed or not – it was always about finding what we were looking for- you were incredible. You are very focused, highly detail oriented and very tied into the network of people and services in the area. We were very pleased with your knowledge (legal, surveys, home repair costs and yes the price of a good hay conveyor!) and you were very helpful in working with the other agent to make sure our interests were protected. Please feel free to use this as a strong recommendation to anyone who might wish to work with you finding (or selling) a home. You go way beyond what one normally expects from a real estate agent – absolutely 24/7 and of course your suggesting that we store our horse trailer at your place while the moving truck made its way across country was wonderful. We would be happy to provide a telephone reference as well.
When we began the process of putting our home on the market, I was searching the internet for comparable homes and came across Julie’s website. She was exactly what we were looking for….someone who specialized in equestrian properties. We were impressed by her listings and the quality of her website. We were pleased with the whole process of selling our home with Julie. To begin with, she gave us excellent advice on little fixes that would improve the visual appeal of our property, most suggestions as simple as moving things around and straightening up around the property. Her market analysis of our home’s value came up with the price range we felt was accurate, not too high as to inflate our expectations but also not low in order to sell quickly. Julie was excellent at matching our property with potential buyers. Being a horse-0wner herself, Julie understands’ what’s important to equestrian buyers. She did a great job of qualifying buyers and didn’t waste our time with a lot of showings that would not produce any results. Julie’s advertising was very effective, reaching a potential market nationwide. We had showings from people who lived from Pennsylvania to California. We couldn’t be any more pleased with the results. Thanks Julie!
As a court appointed receiver, we contracted with Julie Breedlove to list a 55+ acre horse farm. Julie was exceptionally flexible and professional working within the receivership context. Further, her creativity and dedication in marketing the property led to a sale in a very difficult market. I would certainly recommend Julie generally as a Realtor but also to work within challenging parameters such as a receivership.
As a lifetime horse owner and portrait/equine/canine artist I found myself with no riding buddies when my last child finished grad school, got a job and relocated, taking her horse with her. I was rapidly outgrowing my studio. We were comfortable in my home so in order to move ``My Wish List`` was LONG and specific. A quiet neighborhood with horses, trails, and a house with a huge amount of room and light for an artist's studio. To compound this we wanted to remain within commuting distance for my job and family. Not only did Julie find us our dream house BUT she guided us through the entire process. She and Jo also brought us a buyer - 48 hours after we had our offer accepted on the new house - before they even listed it. My husband and I had both bought and sold and relocated multiple times and were in no way prepared for how much easier the process is when your realtor knows horses and horse property and is willing to listen carefully to your special needs. It was meant to be, thankful to Julie and Jo for finding us our dream house, and enriching our lives.
After looking for a place in another state for a couple of years, we found and bought a place. Immediately we listed our house with an agent with a big Carolina realtor that we had worked with before. After 9 long months and no offers and not many showings we signed with Julie and Joannie. She was showing the house before she could get the photos developed or brochures made. In 6 weeks after and at least 12 showings she brought us an offer that we could live with and we accepted it. We closed 5 weeks later and are happy with the job that she and Joannie did for us. She is the most knowledgeable and hardest working person we have ever met. Julie has a great personality and disposition and it was a pleasure having her company to represent us and Julie is a great asset to the Keller Williams realty. Thanks ever so much,
Selling and buying a home is usually a stressful time in anyone's life, especially when things don't go as planned. But thanks to the experience and determination of Jo Zarnoch we were able to make our dream of owning a horse farm a reality. Jo was able to market our home in a very small town so well that we sold it and closed in less than four months. The lovely farm we were going to purchase fell through but that didn't stop Jo. Within 36 hours we located another property, made an offer and closed within three weeks! A major feat in this day and age. Jo was always available by email, text or phone and we knew that our dream was important to her. ``Firecracker`` is what my husband and I refer to Jo as, we were very lucky to have found her and will recommend her to our friends and family when the need arises.
I wanted to thank you again for being a pleasure to work with. Jo you are a breath of fresh air and I really enjoyed being with you. I appreciate that you went far and above what most would to help Lonnie and I out and I can't tell you enough how grateful I am. I look forward to working with you again soon when you sell us our new house. Thanks again.
I would like to express my appreciation to Julie and Jo who both worked so hard for us to sell our home. We were living 2,000 miles away and they handled everything for us. We never even had to come back to NC to complete the transaction. They went above and beyond what any agent that I have ever dealt with and I myself was an agent at one time in my life. They immediately jumped in, got it on the market, advertised in all media that would be related to our farm and the activity on the home was surprising after we had it listed for a year with another agency. They had more calls the first week than we had the whole year prior. I can't tell anyone the relief from the pressure they have given us and never will be able to express our gratitude to them. I know they love what they are doing and the people they work with. I wish them the best.
Julie, I was a real estate agent in Massachusetts for many years. Since being in North Carolina, I study lots of real estate agent’s websites and how they present properties and I have not seen any as beautifully laid-out as yours. Now this is the way to sell a home!
Having never lived in the Carolinas and wanting a home with some property, at first seemed like a very daunting task to accomplish. Working with Julie helped to put all of our worries behind us and made our search fun. From our very first meeting, to the closing and celebration of our new home, Julie was always there with a smile and the knowledge to keep things moving forward. Just like our new home is the perfect fit, so too was Julie. Pam and I couldn't be happier with everything!
We found Julie Breedlove to be of the highest integrity, extremely knowledgeable and willing to go that extra mile to get the job done. Having purchased another horse property in Virginia in the Spring of 2008, we then were faced with selling our half million dollar+ property in the most difficult market any of us have seen in many years. We wouldn't hesitate to hire her again and we highly recommend her to anyone, selling or buying a property!
Jo Zarnoch is a dynamo! Over the last 2 years, she has handled 3 transactions for us - two sales and a purchase - and we would use her again in a heartbeat and recommend her to all our friends! With an usual 10 acre horse property in Union County and a Lake Norman home with road proximity challenges, Jo had her hands full from the get-go on both sales. And both were a real trial - not due to anything on Jo's part - but just the perfect storm of issues which resulted in 3 contracts falling through on EACH properties, one 12 hours before closing and one 4 days before closing. While many agents might have thrown in the towel after one and most after two, Jo persevered, even in the face of having to deliver devastating news over and over that delayed the purchase of our new home again…and again…and …. But thanks to Jo's professionalism and dedication she proved the third time is indeed the charm, completing sales of both difficult-to-move properties within three months of one another, enabling us to move on with our dreams of living high atop the western North Carolina Mountains. So pleased were we with Jo's work, in fact, that shortly after buying our mountain home we looked to Jo to help us buy a waterfront condo in Lake Norman as a second home. While we were originally planning to buy the one we were renting, Jo uncovered an outstanding deal on an identical unit 2 buildings down. We couldn't be happier with our new condo and highly recommend Jo Zarnoch!
I don't know how long Old Holler Farm has been on the market, but I want to let you know how absolutely happy I have been with my agent, Julie Breedlove. Take a look at her website - she has generated an incredible amount of exposure for my place and produced serious inquires and showings from people all over the country. She specializes in rural farm property and uses all available modern tools to allow people to find her listings. If you decide to contact her please mention that I recommended her services.
Julie Breedlove is the very best type of agent/broker there is....capable, informed, experienced and dedicated...with administrative depth. Her first-hand knowledge of the horse world makes her uniquely qualified to represent either a buyer or a seller of an equine property. The fact that she is friendly and hard-working is icing on the cake. I would highly recommend putting Julie Breedlove on your team and am very grateful I discovered her when I did!
My husband & I decided to sell our little horse farm in Wingate. We contacted Jo who got right on it. She came out in just a few days and wrote up an awesome descriptive for the ad. She sent out a photographer who was great and took some amazing photos. Then somehow she managed to find the people who were looking for exactly what we had to offer. After only 4, YES 4, showings we got a full price offer! In only a few short weeks we were at the closing table. Working with Jo was effortless and a real joy. She is so personable and fun to work with. She made the entire process a breeze. Thank you so much Jo. You are the true gem!
